RESIDENTIAL MASTER PLAN SUBMITTAL REQUIREMENTS INCLUDING TOWNHOMES
Submittal for residential master plan review must include:
- Master Plan Application with contact person, address and phone number.
- 2 sets of complete construction drawings minimum 18 x 24 to ¼" scale (4
sets for townhomes).
- 2 sets of stamped and wet-signed engineered foundation and structural
design drawings. Every page with structural information (posting, beam
sizes, etc.) must be wet-stamped and wet-signed. At least one style of
foundation (i.e. Caisson) is required to be submitted, with all options for
that elevation that are shown in the architectural sheets (4 sets for townhomes).
- Soils Report – Either a master report on the whole subdivision or a
report from any specific lot in the subdivision where the building will
occur. It must be wet-stamped and wet-signed, with the information that
matches the foundation plans that are submitted. Each foundation type
must have a soils report with matching information.
- List of options possible (only those that affect square feet) with the area
of each option.
- 2 sets of (stamped) Truss Specs and Layout Sheets for each roof option from the
supplier you will use.
- 2 sets of every elevation on letter size paper.
- 2 copies of a passing RES Check (www.energycodes.gov)
for the base and for each option that changes roof or wall types, OR 2 copies of
the input/output summary based on information from plans showing worst case
scenario of location and orientation on lot if performance method is to be used
to show envelope compliance.
- ACCA manual J and manual D calculations using approved software.
Information needed on the construction drawings:
- Model number or plan number
- Square footage of finished, unfinished, and garage areas for the base model
- All options that affect square footage with the area of each option
- Structural section showing typical framing conditions
- All structural members
- Elevators
- Floor plan
- Electrical plan
Design criteria for residential structures in the City of Thornton:
- Wind speed - 90 MPH, exposure C (or B if location complies with definition)
- Snow load - 30 PSF
- Floor load - 40 PSF live load (30 PSF in sleeping rooms)
- Footing depth - minimum 36 inches
- Seismic design category - B
