RESIDENTIAL CUSTOM HOME PLAN SUBMITTAL REQUIREMENTS

Submittal for residential custom home plan review must include:
  1. Site specific Permit Application with contact person, phone number and full valuation.
  2. 2 sets of complete construction drawings minimum 18 x 24 to ¼" scale.
  3. 2 sets of stamped and wet-signed engineered foundation and structural design drawings.
  4. Site specific Soils Report – wet-stamped and wet-signed.
  5. 2 sets of (stamped) Truss Specs and Layout Sheets.
  6. 2 original plot plans on letter size paper.
  7. 2 sets of each elevation on letter size paper.
  8. 2 copies of a passing RES Check (available at www.energycodes.gov), OR, 2 copies of the input/output summary based on information from plans showing worst case scenario of location and orientation on lot if performance method is to be used to show envelope compliance.
  9. 2 copies of ACCA manual J and manual D (8th edition) prepared and stamped by a licensed mechanical engineer.
Information needed on the construction drawings:
  1. Square footage of finished, unfinished, and garage areas
  2. Structural section showing typical framing condition
  3. All structural members
  4. Elevators
  5. Floor plan
  6. Electrical plan
  7. Stair details
Design criteria for residential structures in the City of Thornton:
  • Wind speed - 90 MPH, exposure C (or B if location complies with definition)
  • Snow load - 30 PSF
  • Floor load - 40 PSF live load (30 PSF in sleeping rooms)
  • Frost depth - 30 inches
  • Seismic zone - B
