Affordable Housing

The definition of affordable housing is for a household to pay no more than 30 percent of its annual income on housing. There are agencies that provide permanent placement such as Section 8 and others that provide counseling for families. While unaffiliated with the City of Thornton, the following agencies are mentioned as a service to our residents.

Subsidized Housing (Section 8)

Section 8, a federal rental housing program run by the Adams County Housing Authority (ACHA), offers a subsidy to low- and moderate-income families to make market-rate units more affordable. Qualified tenants pay 30 percent of their income for rent, and the Housing Authority pays the remainder of the rent directly to the landlord. There is a waiting list for Section 8 housing.

Colorado Housing Search

Colorado Housing Search is a public service to the residents of Colorado and serves as a clearinghouse for affordable housing and related services for renting or buying. The website was developed through collaboration of multiple agencies with a common stake in developing, financing, and preserving affordable housing throughout Colorado.

Affordable Rental Housing Units in Thornton

Thornton residents have a variety of affordable rental housing complexes. Please contact the apartment complex directly for current rental rates and information on their housing units.

Aztec Villa Apartments

Located at 8675 Mariposa Street, Aztec Villa offers 165 units of affordable housing ranging form one to three bedrooms. This complex is conveniently situated close to Bell Roth Park and several schools within the Adams County District #1. For more information, call 303-428-8090.

Brittany Downs Apartments

Located at 8849 Pearl Street, Brittany Downs offers 464 units of affordable one and two bedroom apartment units. This complex, built in 1984, is a bonded property offering reduced rents for those falling within certain income brackets. For more information contact Marianne at 303-650-0012

Carriage Hill Apartments

Located at 8901 Huron Street, Carriage Hill offers 102 units in one and two bedroom models. The complex was built in 1974 and is privately owned. For more information contact the leasing office at 303-427-1617.

Creekside Place Apartments

Located at 9189 Gale Boulevard, Creekside Place offers 208 units of one, two, three and four bedrooms apartment homes. 71 units are subsidized through Section 8. Creekside also has a Head Start classroom that is part of the Adams County Head Start Program. Call 303-428-9986 for details.

Elmwood Manor Apartments

Located at 9440 Hoffman Way, Elmwood Manor offers 100 one, two, and three bedroom apartment models. The property was built in 1973 and is now managed by Omni Properties. Contact Chris at 303-287-0951 for more information.

Foxcreek Apartments

Located at 12220 Colorado Boulevard, Foxcreek Apartments offers 287 units ranging from one to four bedroom units. Foxcreek is managed by Archstone and does accept Section 8 vouchers. For more information contact the leasing office at 303-457-3502.

Lamplighter Village

Located at 10101 Washington Street, Lamplighter Village has 104 one, two, and three bedroom units. This complex, built in 1972 and managed by Colorado Business Associates, is pet friendly and is Section 8 subsidized. Contact the leasing office at 303-452-6528 for further information.

Orchard Hill Apartments

Located at 1353 W. 88th Avenue, the Orchard Hill Apartments offers units for independent senior citizens. Qualified residents must be 55 years or older and meet income and asset requirements. Call 303-200-4770 for more information.

Overlook at Thornton

Located at 647 W. 91st Avenue, the Overlook at Thornton offers 160 units of one, two and three bedrooms. This apartment complex is pet-friendly. Call 303-427-8293 for more information.

Parkview Terrace Apartments

Located at 1300 Milky Way, Parkview Terrace offers 206 one, two, and three bedroom apartment models. The property was built in 1974 and is now managed by Skyline. Contact the leasing office at 303-428-9953 for more information.

Pineview Village

Located at 300 Russell Boulevard, Pineview Village offers 100 one, two, and three bedroom units for rent. This complex, built in 1974 and operated by Poorvu, is Section 8 subsidized. Please contact the leasing office at 303-430-8014 for further information.

Reserve at Thornton

Located at 9700 Welby Road, the Reserve at Thornton offers 276 units of one, two and three bedrooms. These units were built in 2004. For rental information, call 303-255-0700.

Summit at Thornton

Located at 101 E. 88th Avenue, the Summit at Thornton offers 322 units of one and two bedrooms. This large apartment complex is conveniently located close to I-25 and E. 88th Avenue. For details, call 303-430-8024.

Sunset Peak Apartments

Located at 475 Russell Boulevard, Sunset Peak offers 184 one, two, and three bedroom units at affordable rates. This complex was built in 1974 and is now managed by Wilmax. Call 303-451-7123 for more information.

Village of Yorkshire

Located at 10370 Brendon Way, the Village of Yorkshire, offers 200 units of one, two and three bedrooms. This apartment complex is conveniently situated near E. 104th Avenue, just East of Washington. For more information, call 303-452-1804.

Village 88 Apartments

Located at 388 E. 88th Avenue, Village 88 offers 180 units of one, two and three bedrooms. All units are subsidized through Section 8. The complex is located close to I-25 and E. 88th Avenue. Call 303-430-0157 for more information.
