11/05:
The 10,000 square foot building under construction between Gander Mountain and Bally Total Fitness continues to progress rapidly.

10/05:
Thornton recognized four organizations at the Nineteenth Annual Business Celebration Awards including The Thornton Town Center.  DRA Advisors, owners of the Town Center were honored with the Achievement in Redevelopment Award. Dennis Shirilla, Senior Property Manager, Trammell Crow (Thornton Town Center, Project managers) accepted the award on behalf of DRA.

9/05:
RC Remote Control Hobbies has opened in their temporary space in the Northeast Pad of the Town Center.  They will relocate to half of the center building under construction between Gander Mountain and Bally Total Fitness.

6/05:
Ground has broken on a new 10,000 square foot building in the Thornton Town Center (102nd Ave. & Grant St.) and will be located between Gander Mountain and Bally Total Fitness.  A remote control vehicles hobby store and a Christian book store are expected to open in the building later this year.

The redevelopment of the center, originally announced in January of 2003, is nearly complete.  Once the building between Gander and Bally is finished, there will only be one more construction project possible in the center - a pad site on the Northwest corner of 98th Ave. and Grant St.

Demolition of parts of the old center began in September, 2003 and several new stores including Wal-Mart SuperCenter, Gander Mountain, T-Mobile, Gandolfo's New York Delicatessen, Starbucks, Academy Bank, McDonalds, EB Games, General Nutrition Center and Payless Shoe Source have opened.  Bally, Gordman's, United Artists Theatres, Cost Cutters, Snappy Nails, Home Depot and General Nutrition Center have all upgraded their facilities at the Thornton Town Center as part of the redevelopment. A Sally Beauty Supply is expected to open in the next few months.

3/05:
The exterior construction of Gander Mountain is progressing swiftly and the distinctive style of the outdoor sports retailer is more apparent each week. 

Starbucks and T-Mobile are quickly preparing their stores and they will soon join recently opened Gandolfo's New York Delicatessen, Cost Cutters, and Snappy Nails, in the Northeast retail pad. 

Current plans call for additional retail space to be built next to Gander Mountain and at the Southeast corner of the center.

The opening sales of the Wal-Mart SuperCenter have far exceeding initial expectations.

2/05:
With a cut of the ribbon and a few words from company officials and City leaders, Wal-Mart opened a brand new SuperCenter store in the Thornton Town Center on January 26, 2005.  The 200,000 square foot facility is newly constructed but is situated in the former space of bigg's Hypermarket on the West side of Grant Street between 98th and 102nd Avenues.  The Wal-Mart SuperCenter also stands as an anchor of a redevelopment project that has reinvigorated the entire Town Center retail district.

"It really is emblematic of the innovative work that [Business Development Director] Gary Gaglia and his staff do on a daily basis," said Deputy City Manager of City Development, Jeff Coder.  "Gary worked long and hard to bring the property owners, Wal-mart and SuperValu together to make this redevelopment project a reality."  SuperValu was the parent company of the former bigg's Store in the project.  Coder continued, "Wal-Mart deserves a lot of credit as well.  They've been extremely cooperative and patient in this process and at the end of the day, the City of Thornton has a solid retail area of which the entire community can be proud."

Gander Mountain, an outdoor sporting goods retailer is under construction next to the SuperCenter and Grant Court, an inline retail center is also under construction directly across Grant Street.  Other recent openings in the area include Payless Shoe Source, EB Games, General Nutrition Center, Snappy Nails, Gandolfo's New York Delicatessen, Cost Cutters, and Thornton's ABRA Auto body.

1/05:
Wal-Mart is in the final stages of preparation for the official opening of the SuperCenter (scheduled for the morning of January 26.)  The Northglenn-Thornton Sentinel published a a copyrighted story regarding the new SuperCenter in its January 20, 2005 issue.

All of the 275 Wal-Mart employees from the old store are being transferred to the new store, and an additional 275 employees have been hired to staff the larger building.  The company received 4,000 applications for the 275 positions.  Three fourths of the jobs will be full-time.  The positions pay an average of $11.62 per hour."

Construction of Gander Mountain continues at a rapid pace. Much of the exterior walls are in place and the sports/outdoor equipment retailer's facility is beginning to take shape.

Payless Shoe Source has relocated their store to the Thornton Town Center from 88th Ave. and Washington St.

12/04:
Site preparation for Gander Mountain continues.  Gordman's new facade is completed and Payless Shoe Source is working to ready their store for a first quarter, 2005 opening.  (Payless is located North of EB Games and General Nutrition Center.)

11/04:
Gander Mountain has broken ground and anticipates completion of their 65,000 square foot store in 2005 (probably late second quarter or earlier third quarter.)

Wal-Mart will hold a grand opening ceremony for their SuperCenter on January 26, 2005.

The refurbishment of Gordman's front entrance is proceeding rapidly.

EB Games and General Nutrition Center (GNC) are putting the finishing touches on their stores near Bally Total Fitness and Gordman's.

10/04:
The Wal-Mart SuperCenter is rapidly approaching completion. An opening in the first quarter of 2005 is anticipated.  Additional facade work in front of Gordman's is also underway. 

Gander Mountain, an outdoor retailer that specializes in hunting, fishing and camping gear, has submitted plans to build a new 65,000 square foot store in the Thornton Town Center.  Gander Mountain will be located between the under construction Wal-Mart SuperCenter store and the state-of-the-art Bally Total Fitness.  (The Thornton Bally opened in their newly constructed facility last April.)

Gander Mountain is headquartered in Minneapolis, Minnesota and currently owns and operates nearly 7 dozen stores in 14 states.  Company founder, Bob Sturgis named the company after Wisconsin's Gander Mountain, which was one of his favorite outdoor spots.

 

The company plans to commence construction in the coming months and expects to open sometime in 2005.  The Thornton Town Center is located just east of I-25 on Grant Street between 98th and 102nd Avenues.

9/04:
The roof of the Wal-Mart SuperCenter is nearly completed. Interior work continues at a brisk pace. Plans call for the opening of the SuperCenter in either late 2004 or early 2005.

8/04:
Construction of the Wal-Mart SuperCenter continues.

7/28/04:
Gandolfo's New York Delicatessen and Snappy Nails are now open in the Thornton Town Center (102nd Avenue and Grant Street.) They join General Nutrition Center and Cost Cutters in the recently finished building on the northeast end of the property. Starbucks Coffee has signed a lease and will soon begin tenant finish work in the corner space of the same building.

The Wal-Mart Supercenter is progressing rapidly with the majority of exterior walls having been completed. They are working toward a late 2004 or early 2005 opening.

Near future plans include the construction of additional retail shops and an entertainment area between Bally Total Fitness and the SuperCenter.

Another separate building is also planned for the southeast end of the property.

7/04:
Congratulations to the Thornton Town Center for being named the top retail project for 2004 by Colorado Construction Magazine. Recipients of the award include General Contractor, WE O'Neil Construction; Architect, Levinson Associates and Project Engineer, Colorado Land Consultants.

The reported $6.5M project is expected to be completed by the second quarter of 2005. Photos of the project are available on the City's web site.

6/04:
The Northeast Retail Pad is filling rapidly as Gandolfo's Deli, Snappy Nails, General Nutrition Center and Cost Cutters all prepare to open their doors to the public.

3/1/04:
Bally Total Fitness is preparing to move operations into their newly constructed facility to the north. The Town Center is undergoing a massive redevelopment and the Bally's move is another step forward in the transformation process.

Bally's new facility will include a state-of-the-art makeover which features a lap pool, aerobics studio, child care, locker rooms and larger exercise areas. Much of the new gym is located directly underneath the skylight in the center of Town Center. (The carousel that was formerly located under the skylight was donated to the City of Thornton by the mall's owners, Amerishops Real Estate Services.)

Bally's move is expected to take 3 to 7 days and will commence when the new facility has received its Certificate of Occupancy from the City. (Probably within the next 30 to 45 days.)

1/04:
Construction of the Center Area is well underway. Bally's new facility will be located in this area. United Artists movie theatres and Gordman's remain open throughout the construction.

12/03:
The new Northeast Retail Pad site is nearly completed. Leasing activity is brisk and new shops and restaurants locating at the Town Center will be announced soon.

11/03:
Redevelopment project leaders anticipate that Bally will move from their current location to their newly constructed facility in the first quarter of 2004. Home Depot continues to operate during the nearby construction/ demolition activities.

10/03:
Demolition of the former bigg's and the center court area continues. New construction on the Northeast Pad site continues as well.

9/03:
Demolition activity has commenced on the former bigg's facility to make room for the new Wal-Mart Supercenter. The entire former bigg's facility will be demolished leaving only the Bally Toral Fitness and the small retail strip area in front of the bigg's store. These businesses will remain until replacement facilities, including a new two story Bally's, are constructed in the area that was the main entrance to the Town Center Mall and formerly where the carousel once was. The carousel was donated to the City by Amerishops, owners of the Town Center.

Wal-Mart will not commence construction on their new Supercenter until after Bally's and the remaining small shops have been relocated. Fall of 2004 is the current target for opening of the new Wal-Mart Supercenter.

8/03:
Construction continues on the northeast retail pad site and demolition/construction begins in the interior mall. It is projected that Bally's will be moved in the first quarter of 2004.

7/03:
Construction continues on the northeast retail pad site.

5/03:
Ground is broken on the development of a retail pad in the northeast corner of the property. It is expected that a number of the current, smaller retailers in the Town Center will move to the retail pad once it is constructed. Negotiations are underway with several other retailers for inclusion in the new building.

2/03:
Biggs discontinues their operation. Stories appear in the local media touting the Town Center's redevelopment.

1/03:
Plans for the Thornton Town Center's Redevelopment are announced. They include the construction of a new 200,000 square foot Wal-Mart Superstore in a reconfigured Town Center.

About The Project

Sitting adjacent to I-25, in between Thornton Parkway and 104th Avenue is the Thornton Town Center. The Center boasts the inclusion of one of the best performing Home Depot stores in the state of Colorado. The project also includes a successful Bally's Total Fitness Health Club, a Gordman's discount store, a United Artists multiplex theatre and several other retailers. (Cost Cutters, General Nutrition Center, Mr. Tux, Game Force & others.)

A major construction project will give the Thornton Town Center a new sense of vibrancy in 2003 and 2004. The project will take place in phases while current retailers continue to operate. Once completed, the Center will have a completely new look and several new stores.

In the initial phases, construction of a new retail pad in the northeast corner of the property will occur. The project will also involve extensive demolition and reconstruction in subsequent phases.

The center court of the Town Center will be reconfigured and a facility for Bally's Total Fitness will be constructed in that area. Bally's will move from their current location into their new Town Center facility once it is constructed.

In another phase of the process, construction of a new 200,000 square foot Wal-Mart Superstore will occur at the southern end of the project area.

Plans also call for the construction of additional retail pads and the inclusion of several other major retailers.

Bally's, Gordman's, United Artist Movie Theatres and Home Depot are expected to operate throughout the demolition and construction process.

The grand carousel, once in the center court of the Town Center has been donated to Thornton and will likely be installed at one of our Parks/Recreational facilities in the near future.

Just south of the Thornton Town Center area are the Golden Corral Restaurant, Sam's Club, The Thornton Civic Center and The Thornton Justice Center.

Thornton Town Center History:

2003:

A substantial redevelopment project begins. Plans call for construction projects in many parts of the Center. Many of the current retailers will be moved into newly constructed and/or enhanced facilities on site. The area formally occupied by Biggs Hypermart will be demolished and a new Super Wal-Mart Store will be built at the southern end of the Thornton Town Center.

2000's:
The parent corporation of Biggs begins to phase out their involvement in the large format hypermart operation. Biggs chooses to continue to operate even while shrinking their retailing space.

Wal-Mart, Target and K-Mart perfect the superstore format while vigorously supporting their operations in other markets, they develop the keys for success.

1990's:
Bally's Total Fitness and United Artist's Movie Theatres open. Ownership of the Town Center development changes hands. Biggs' is bought out and the new parent corporation phases out plans to open several Biggs locations across the metro area.

1989:
Thornton Town Center is opened with the debut of a new concept in retailing: The large format superstore. Initially, Biggs Hypermarket is a one of a kind success setting local sales records.

Thornton Town Center Narrative:

When the Thornton Town Center originally opened in 1989, it premiered a new concept in retailing to the Denver Metro Area - the "hypermarket." The hypermarket combined the selling of both grocery and dry goods in a large format, 24-hour superstore. Biggs Hypermarket debuted in Thornton with resounding initial success, churning out millions of dollars in gross sales each week.

Unfortunately, with Biggs, the superstore concept was one that was ahead of it's time and it was also in need of strong organizational support to continue the momentum. Plans to roll out dozens of Biggs stores in the Western United States withered and Biggs' parent corporation virtually abandoned the concept altogether.

When Biggs eventually closed its doors in February of 2003, the City of Thornton, the Town Center's owners and the Wal-Mart corporation had a strong redevelopment plan in place. While keeping and enhancing much of the Center's successful operations, a major reconfiguration and "facelift" was in the works.

Wal-Mart will construct a 200,000 square foot superstore on the south end of the site with an expected opening in late 2004.

Bally's and several other retailers will be relocated to newly constructed and enhanced facilities within the project. Redevelopment plans call for new construction as well as the phased demolition of a significant portion of the old facility.

Several new retailers have committed to the project with openings projected throughout 2004 and 2005.

Home Depot, Gordmans, Bally's and the United Artists Theatres are expected to continue operations throughout the demolition and construction period.

Once completed, The Thornton Town Center will have a distinctly new look and feel. It will be more vibrant and include more nationally recognized retailers It will be anchored on one end by Home Depot and the other end by Super Wal-Mart.
