media release was issued regarding the Request For Proposals
(RFP) for the Northland Redevelopment Site and the approval of
the Voluntary Clean Up Plan (VCUP) by
the Colorado Department of Public Health and Environment (CDPHE.)
An animated
PowerPoint presentation was also posted to the City's web
site. The presentation outlines the Voluntary Clean Up Plan
approved by the State of Colorado.
10/2/07:
Groundbreaking for the
Plaza las Americas development, which will include a Rancho
Liborio Market.
9/07:
Thornton Development
Authority sells the 13.4 acre piece of property generally located
at south of 88th Avenue, north of Sheldon Drive, east of
Washington Street, and west of Corona Street, excluding the
McDonald's to the developer of Plaza las Americas.
5/07-7/07:
State licensed
contractors cleared the vacant land and buildings at 88th
Avenue and Washington Street to prepare for new development.
Crews removed asbestos and leveled the two buildings that
remained. These buildings include the former liquor store, which
sustained a fire in 2005, as well as the former Tiny Toddle In.
Also crews removed asphalt, fences, and other debris.
1/07:
The Thornton Development
Authority purchase the final parcel of property of the Northlands
Redevelopment site. This piece contained the closed liquor store,
which sustained a fire in 2005.
9/08/06:
The Thornton City Council
found the land southeast of the 88th and Washington
intersection to be blighted, based on the findings of a report
that evaluated the property for deterioration and conditions that
prevent growth, progress and prosperity.
1/09/06:
A pre-proposal conference was
held at Thornton's City Hall. Several interested developers
attended. The deadline for submitting redevelopment proposals is
March 9, 2006.
12/05:
Thornton
advertised a request for redevelopment proposals (RFP) for the
Northland site. The advertisement appeared in The Rocky
Mountain News, The Denver Post, The Northglenn-Thornton Sentinel
and the Colorado Real Estate Journal. It was also sent
directly to more than 40 individuals who had previously expressed
interest in the site.
The deadline for submitting redevelopment proposals is March 9,
2006.

the Northland site is groomed for redevelopment.

The Thornton Development Authority (TDA) is considering various
redevelopment possibilities for the Northland site.
8/04:
Upon deciding to retire, former Lolito's Restaurant Owner, Greg
Muniz sells his property at 88th Avenue and Sheldon to the
Thornton Development Authority.
7/04:
The agreement between the Thornton Development Authority and the
private redeveloper of the Northland site is formally terminated.
4/04:
The TDA, through the City's Business Development Division
continues to work on several challenges in the redevelopment of
the Northland site. The goal is to enhance the opportunities for
future redevelopment of the area.
2/04:
The private developer of the Northland project was given notice
that they had defaulted on several aspects of their redevelopment
agreement with the City.
10/03:
The project's grocery anchor, Albertson's announced that they
will pull out of the Northland redevelopment project. They also
pulled out of two other development projects along the front
range during the same week. The private developer on the project
is in the process of searching for a new anchor business. The
City's Business Development staff has had substantive
conversations with potential anchors for the site as well.
7/03:
Demolition of the main shopping center building is soon to be completed.
6/03:
The former Fantasia Night Club is completely demolished. Demolition work on the main building begins.
5/12/03:
The demolition of the former Fantasia Night Club begins. A new grocery-anchored retail center will be constructed on the site.
Demolition of the former Little China restaurant is completed.
4/30/03:
Preparations for demolition of the old shopping center complex and the former Fantasia night club continue.
12/30/02:
A former chicken restaurant known as "The Chicken Building" was demolished on the southeast corner of 88th and Washington.
