Key to owning a home 

The City of Thornton partners with agencies which provide assistance to current and potential homeowners. The programs listed below provide a variety of assistance from home buyer workshops, individual counseling, down payment and closing cost assistance, refinancing and mortgage lending.

Home Buyer Education and Counseling

A well-informed homebuyer can become a successful homeowner.   Free home buyer education workshops and individual counseling sessions are offered throughout the Denver-Metro area. 

Workshops located in Thornton

The City of Thornton hosts several workshops throughout the year.  Please see the Community Calendar on the main web page for upcoming City of Thornton workshop dates, times and locations or contact neighbor@cityofthornton.net or (303) 538-7600.

Workshops located in the Denver area

The U.S. Department of Housing and Urban Development (HUD) works with certified housing counseling agencies to provide free workshops in English and Spanish throughout the Denver-Metro area.  For a current schedule of workshops, click here.

Online Workshops

If a person is unable to attend a workshop in person, Colorado Housing and Finance Authority (CHFA) offers an online workshop.  For course details and registration information click on CHFA University.

Local Workshops and Classes  – a list of classes offered in Adams County on various topics, such as financial management, job readiness and skills, rental and utility assistance workshop and more. 

Counseling Agencies

HUD certified counseling agencies provide free one-on-one sessions with residents who need assistance with foreclosure prevention, first-time home buyer education, housing discrimination and other housing related questions.  For a list of HUD Certified Housing Counseling agencies, click here.

Home Finance and Down Payment Assistance

Home finance programs offer solutions to new homeowners or refinancing opportunities for current homeowners. Programs include 30-year fixed rate mortgages, optional second mortgages for down payment and closing cost assistance and mortgage loan refinancing. The organizations have experienced staff and lending partners ready to help.

Individuals with Disabilities

People with permanent disabilities or parents of a child with a permanent disability may qualify for special financing offered through Colorado Housing and Finance Authority (CHFA)'s HomeAccess program.  This program provides down payment and/or closing cost assistance of up to $25,000 in conjunction with a HomeAccess first mortgage loan.  This program is designed for an individual or family who has not owned a home in the past three years.  There are income and home price limitations so please visit the website for details.  

Refinancing your home

There are new initiatives offered by the Obama Administration which may help you to refinance your home to a lower interest rate, saving you money on your monthly payment.  Please click here for information about FHA Refinancing options and if you owe more on your mortgage than the value of your home, click here for the newest information on refinancing options.

Renovated Homes for Sale

Previously foreclosed or abandoned homes are being purchased, fully renovated and resold in the City of Thornton.  This program is funded through the American Recovery and Reinvestment Act (ARRA).  The websites below provide application and income limitation information.

Home Buyer Calculator

The Colorado Housing and Finance Authority offers the Homebuyer Calculator to assist individuals in determining affordable mortgage payments.   To determine how much you can afford to spend on a house, keep in mind a recommended budget is to spend a maximum of 30% of your gross monthly income on a mortgage payment and utilities.  Although this is a great tool, please contact a Colorado licensed mortgage lender for current interest rates, down-payment assistance programs and updated mortgage loan guidelines.
