A HOMEOWNERS GUIDE TO INSPECTIONS
COMMON QUESTIONS HOMEOWNERS ASK
- Why do I need inspections?
- To confirm that the work meets code requirements.
- To verify that the work is being done in accordance with the approved plans.
- To satisfy potential lenders and insurance companies.
- Who is responsible for calling in inspections?
- Ultimately, the homeowner is responsible to see that all inspections are made.
- The contractor may call for inspections as long as the homeowner is informed.
- How do I request an inspection?
- Call our inspection recording at 303-538-7396.
- You must leave THREE very important pieces of information on the recording:
- The PERMIT NUMBER
- The COMPLETE STREET ADDRESS, including suffix i.e. drive, place, circle
- The TYPE OF INSPECTION you’re requesting
- Speak clearly and continuously or the machine will shut off.
- When do I call?
- Call the day before you want the inspection.
- Monday inspections can be called in anytime over the weekend.
- Calls received at 7:00 A.M. or later will be done the next working day.
- What if we’re not home?
- An adult must be present or we will not enter an occupied home.
- For outdoor inspections we will enter your yard with verbal approval left on the recording.
- We don’t like to tangle with dogs, so please remove them from the yard.
- What else does the inspector need to see for the inspection?
- The City of Thornton approved stamped plans.
- The green inspection card.
- When will the inspector arrive?
- Due to our high volume of inspections, we are unable to take specific time requests.
- If you need to talk with an inspector to get an approximate time, call 303-538-7250 between 8:00 & 8:30 A.M. the day the inspection is scheduled.
- If possible, please allow a full day for us to complete the inspection.
