RESIDENTIAL ARCHITECTURAL REVIEW - GENERAL REQUIREMENTS

  1. Completed application for Architectural Review – Indicate on the application the address or subdivision and filing where the structure(s) will be built. The owner of the property must sign the application.


  2. Letter of Intent
  3. – Include information about how you will meet design standards.

  4. Reduction of complete building elevation drawings – 2 copies, each must be on 8 ½"x11" sheets with only one elevation drawing per sheet. Reductions must be of high quality to allow for reproductions.

    • Drawings must show all exterior surfaces indicating the location and color of materials to be used on all proposed structures.

    • Drawings should include notes for required design elements (4" trim, etc).

    • Drawings must show all options that will change the exterior appearance of the structure. These options (such as a three-car garage, a walk-out basement, or window changes) can be dashed in on the elevation.

    • Refer to the Architectural Review Application Supplement for additional information requirements.

    • Elevations should be labeled: Front, Garage Side, Street Side, or Rear.

    • All notes for each elevation should be legible and at least 12 point font.

    • Height should be shown on the front elevation.



  5. Site plan – 2 sets drawn to scale, 8 ½" x 11" Submit a "typical" site plan for each model when building on numerous lots.

  6. When building on a single lot include:

    • existing and/or proposed structure(s).

    • property lines

    • building setbacks (dimensions from the building, including cantilevers and decks, to all four property lines)

    • dimensions between structures

    • drive-way location

    • decks, patios, cantilevers, etc.

    • existing easements



  7. Building foot print / floor plan – 2 sets drawn to scale, 8 ½" x 11"
  8. Drawings must include:

    • proposed structure(s)

    • square footage of structure(s) and square footage of covered front porch

    • show any options that will change the exterior appearance of the structure(s)



  9. Samples or illustrations of all colors and major materials to be used – 1 set mounted on a (minimum) of 8 ½ " x 11" or a (maximum) of 12" x 24" format (or) color pictures of existing buildings with the proposed materials and colors (all photographic materials must be accurate representation of the colors and materials used.) All materials and color palate selections should be on one sample board. See staff for details or questions.
  10. Please do not submit actual full size samples, binders or notebooks. Submissions exceeding the maximum size will not be processed.

    Multiple Home Builders: Include 1 color slide taken of the finished color and material board or an 8 ½" x 11" colored reduction to be kept by the department on file.

  11. Fee – $90 per lot that you want to be covered by the Architectural Review. Please state the number of lots that you would like to be addressed by the review.  Any additional models or elevations that are not with the original submittal at the time the submittal is accepted (and paid for) will need to be paid for at the time of the additional Architectural Review.  The $90 fee is non-refundable. Please include the number of lots that the Architectural Review covers and show the math on the application form.  No submittals, without the fee paid in full, will be accepted or held until that fee is paid.

*This is a general list of requirements. Some projects may require that more/less information be submitted.

  1. Refer to the Architectural Review Application Supplement for additional information required to process the application.

  2. The application and all graphics will be reviewed. (Additional materials may be requested upon review of submittal.)

  3. Please do not staple any of the drawings together.

  4. If you wish to refer to color and material boards that were previously submitted, you must refer to the previous submittal by PCD number. This number is the permit number at the top of the Minor Development Permit issued for that project.

  5. If there is a Homeowners' Association with an architectural review process in the neighborhood where your project is proposed, you must submit a letter indicating their approval of the project before we will process a Minor Development Permit.

  6. These requirements are set to make the review easier and faster for Staff, deviation from the above will make the review harder to process and may result in longer review times.
